A DSCR loan — Debt Service Coverage Ratio loan — is an investment property mortgage that qualifies borrowers based on whether the rental property generates enough income to cover its monthly payment, rather than requiring the borrower to document personal income through W-2s or tax returns.
South Carolina has the single most consequential owner-occupant versus investor tax split in the country, and most out-of-state buyers never see it coming. Primary residences are assessed at 4% of value and receive an exemption from school operating millage. Everything else — including your rental — is assessed at 6% with no such exemption. Buying a rental from someone who lived in it can nearly double the tax bill.
The math is straightforward: monthly rent divided by monthly housing payment (principal, interest, taxes, insurance, and HOA if applicable). In South Carolina, the tax figure on the listing is almost always the 4% owner-occupied number. Underwrite the 6% investor figure instead and a deal that looked like 1.20 can land closer to 1.00. On the coast, add wind and flood on top of that.
