Hawaii is the most misunderstood DSCR state in the country. Investors read that Hawaii has the lowest effective property tax rate in the nation and assume that helps them. It generally doesn't โ counties apply separate, substantially higher rates to non-owner-occupied residential property, and Honolulu's tiered classification for higher-value non-owner homes goes higher still. The headline rate belongs to someone living in the house.
The math is straightforward: monthly rent divided by monthly housing payment (principal, interest, taxes, insurance, and HOA if applicable). Hawaii's challenge is the numerator.
