A DSCR loan — Debt Service Coverage Ratio loan — is an investment property mortgage that qualifies borrowers based on whether the rental property generates enough income to cover its monthly payment, rather than requiring the borrower to document personal income through W-2s or tax returns.
Colorado used to be a simple DSCR state: low property taxes, strong rents, clean ratios. Two things changed that. Insurance costs have climbed sharply as hail losses along the Front Range and wildfire exposure in the foothills repriced the market. And short-term rental rules tightened — Denver requires hosts to be primary residents, which effectively rules out investor STR in the city, while mountain counties introduced license caps.
The math is straightforward: monthly rent divided by monthly housing payment (principal, interest, taxes, insurance, and HOA if applicable).
